Stapleton Today
The City of New York has identified the Stapleton waterfront as a prime site for development and has adopted a plan that will bring new development and infrastructure. The City Council recently approved the creation of a “Special Stapleton Waterfront District, “a rezoning initiative to encourage redevelopment of the former U.S. Navy Homeport, which runs along the eastern edge of Stapleton and lies close to 180 Broad Street. As part of the initiative, the City has issued Requests for Proposals for development of the five of the six parcels in the Homeport. The City has budgeted approximately $66M toward infrastructure improvements in addition to the creation of a waterfront recreational area at the Homeport, which include a landscaped waterfront esplanade, outdoor farmers’ market, kayak launch, new streetscapes and parklands.
The City is also currently in the process of restoring historic Tappen Park which lies in the heart of Stapleton. The City’s plan is to restore the park through the creation of a new plaza area fronting on Bay Street and space for informal gatherings and events. In addition the plan calls for refurbished lawns, new plantings and landscaping, and new wrought iron decorative fencing to replace aging pipe rail fencing around the perimeter of the park. City Hall allocated $400,000 for phase I of the project, which includes new pathways throughout the park. Construction of the pathways has already commenced. Restored to its original splendor, Tappen Park will attract residents and visitors to Stapleton from all over Staten Island.
With the development of 180 Broad Street, it will mark the first significant private sector investment in Stapleton in decades. In a unique partnership with the New York City Housing Authority, New York City Department of Housing Preservation and Development, New York City Housing Development Corporation, and New York State Division of Housing and Community Renewal, BFC Partners has leveraged its at-risk capital and building expertise to kick-start the next era of development in Stapleton. This $25M investment will provide Stapleton’s resident with a quality, attractive, and affordable housing option.
